Aviation facilities are unlike any other commercial property because the same building has a public landside face governed by passenger experience and a restricted airside face governed by aviation security and ground-handling safety. Landside curtain wall, departure canopies, and check-in glazing are judged the way a Class A lobby is judged. Airside glazing sits inside a controlled zone where crews need security clearance, escorts, and airfield-driver awareness before a single ladder is set.
Terminals also run continuously. There is no true after-hours window in the way a mall or office tower has one — only quieter bank periods between arrival and departure waves. Work is therefore planned around flight schedules and gate assignments rather than a fixed nightly window, and any equipment left where passengers or ground vehicles move becomes an immediate operational problem.
Structurally, terminals bring geometry other buildings do not: long sloped and overhead glazing, clerestory bands, glazed passenger bridges, control-tower cabs with heavily raked glass, and hangar doors several storeys tall. Each one needs a purpose-built access method rather than a single site-wide approach.
Terminal landside curtain wall is usually a mix of boom lift for the lower drops and rope access or suspended platforms for the tall glazed halls, depending on roof anchor availability. Sloped roof glazing typically needs a rope-access team working from certified anchors, since walking on structural glazing is not an option and lift reach over an occupied concourse rarely works. Where the terminal has a permanent building maintenance unit, that is almost always the fastest and least disruptive route.
Airside work adds an entirely separate layer: restricted-area identification cards for every technician, an airside vehicle permit or escort for every piece of equipment, radio contact with ground control where equipment crosses a movement area, and height restrictions near approach surfaces. Boom lifts operating airside frequently need pre-approved routes and time windows. Interior high-bay work in hangars is usually a scissor or boom lift coordinated with aircraft movements.

Passengers cannot be routed around obstacles the way office tenants can, so barricades, hoses, and lifts have to be planned with wayfinding and accessibility in mind, including clear paths for mobility devices and service animals. Airline and concession tenants need notice whenever work touches their frontage or a hold-room window line.
The controlling constraint is always operations. A crew that blocks a gate, delays a pushback, or triggers a security response costs far more than the cleaning contract is worth, so the plan is built to be interruptible: every task should be able to stop, clear, and resume without leaving the building in an unsafe or untidy state.
Split the scope explicitly into landside and airside sections with separate access methods, badging requirements, and pricing. Call out sloped and overhead glazing, glazed passenger bridges, control tower cab glass, and hangar glazing as distinct line items rather than folding them into a facade allowance. Specify who supplies escorts, who pays for badging and security screening time, the notification protocol for gate-adjacent work, and the stop-work rule for irregular operations.
