What Makes It Different

Two buildings in one: landside public space and restricted airside

Aviation facilities are unlike any other commercial property because the same building has a public landside face governed by passenger experience and a restricted airside face governed by aviation security and ground-handling safety. Landside curtain wall, departure canopies, and check-in glazing are judged the way a Class A lobby is judged. Airside glazing sits inside a controlled zone where crews need security clearance, escorts, and airfield-driver awareness before a single ladder is set.

Terminals also run continuously. There is no true after-hours window in the way a mall or office tower has one — only quieter bank periods between arrival and departure waves. Work is therefore planned around flight schedules and gate assignments rather than a fixed nightly window, and any equipment left where passengers or ground vehicles move becomes an immediate operational problem.

Structurally, terminals bring geometry other buildings do not: long sloped and overhead glazing, clerestory bands, glazed passenger bridges, control-tower cabs with heavily raked glass, and hangar doors several storeys tall. Each one needs a purpose-built access method rather than a single site-wide approach.

What actually goes wrong

  • Jet-exhaust and de-icing film
    Airside glazing collects a combustion and glycol residue film that is chemically different from ordinary urban grime and will haze glass if left through a season.
  • Sloped and overhead glazing soiling
    Terminal roofs and clerestories are sloped, so grime, pollen, and bird waste sit on the glass instead of washing off, and interior condensation streaking shows against backlit sky.
  • Bird activity around canopies and structure
    Terminals attract nesting in canopy soffits and steel structure, producing corrosive staining that also becomes a wildlife-management issue near the airfield.
  • Rubber and brake dust at roadside frontages
    Departure and arrival curbs collect tire rubber, brake dust, and diesel film on glass, columns, and hardscape at a much faster rate than city streetscape.
  • Hangar door and high-bay glazing neglect
    Hangar glazing is often excluded from terminal contracts entirely and can go years without cleaning, requiring restoration rather than maintenance.
  • Control tower cab glass
    Raked tower glazing is safety-critical for controller sightlines and has the tightest streak-free standard on the entire site.
Access Strategy

How aviation facilities get accessed

Terminal landside curtain wall is usually a mix of boom lift for the lower drops and rope access or suspended platforms for the tall glazed halls, depending on roof anchor availability. Sloped roof glazing typically needs a rope-access team working from certified anchors, since walking on structural glazing is not an option and lift reach over an occupied concourse rarely works. Where the terminal has a permanent building maintenance unit, that is almost always the fastest and least disruptive route.

Airside work adds an entirely separate layer: restricted-area identification cards for every technician, an airside vehicle permit or escort for every piece of equipment, radio contact with ground control where equipment crosses a movement area, and height restrictions near approach surfaces. Boom lifts operating airside frequently need pre-approved routes and time windows. Interior high-bay work in hangars is usually a scissor or boom lift coordinated with aircraft movements.

Occupant Impact

Passenger, tenant, and operations impact

Passengers cannot be routed around obstacles the way office tenants can, so barricades, hoses, and lifts have to be planned with wayfinding and accessibility in mind, including clear paths for mobility devices and service animals. Airline and concession tenants need notice whenever work touches their frontage or a hold-room window line.

The controlling constraint is always operations. A crew that blocks a gate, delays a pushback, or triggers a security response costs far more than the cleaning contract is worth, so the plan is built to be interruptible: every task should be able to stop, clear, and resume without leaving the building in an unsafe or untidy state.

Common questions

Do window cleaning crews need airport security clearance?+

Any work inside the restricted area requires each technician to hold a valid restricted-area identification card or to be continuously escorted by an authorised badge holder. Badging takes weeks to process, so crew lists have to be submitted well before mobilisation and kept stable through the contract.

How is airside glazing different from ordinary high-rise glass?+

Airside glass carries a film of combustion residue and, in winter, de-icing fluid overspray. It needs a cleaning chemistry that lifts that film without hazing coated glass, and it soils again faster than street-level urban grime, which is why airside cycles are usually tighter than the building's landside cycle.

Can terminal work be done overnight?+

Partly. Terminals run close to continuously, so instead of a true overnight shutdown crews work the quiet bank between the last arrivals and the first departures, and plan every task so it can be stopped and cleared quickly if operations change.
