How We Scope Work

How we scope a job before quoting it

We don't price commercial work off a phone call alone. Every estimate is built from either a site walk, a set of current photos, or building drawings — whichever is fastest for the property. That lets us confirm access method, glass or surface condition, and any restrictions (roof anchors, tenant hours, strata bylaws) before a number goes in front of you.

For recurring contracts, the first visit is treated as a baseline: we document condition, note any pre-existing damage, and set the access plan that following visits will reuse. That's what keeps a five-year contract priced consistently instead of being re-negotiated every renewal.

    Confirms substrate, glass area, and any access obstructions before pricing.

    Water-fed pole, rope access, swing stage, or lift is selected and documented against building height and anchor availability.
  • Written scope
    Line-item scope of work with frequency, exclusions, and access method — not a one-line quote.
  • Compliance package
    Certificate of insurance, WorkSafeBC clearance, and safe work procedures issued before the first visit.

Frequently asked questions

How do you decide which service a building needs?+

We start from the substrate and the problem — glass, EIFS, concrete, or debris — then match it to the least invasive method that will hold up. A site walk or photo review is usually enough to scope the work before we quote.

Can these services be bundled into one contract?+

Yes. Most of our commercial accounts combine window cleaning with a secondary service such as pressure washing or gutter cleaning on a staggered schedule, invoiced together.

Do you work on occupied buildings?+

Almost all of our work is on occupied strata, office, and retail buildings. We coordinate access notices, tenant communication, and working hours with the property manager in advance.

What if we're not sure which access method our building requires?+

That's normal — most property managers aren't expected to know. Send us the building height, glass area, and any known anchor or roof restrictions and we'll recommend the access method as part of the estimate.

Do you provide proof of insurance and WorkSafeBC clearance before work starts?+

Yes, every account receives a current certificate of insurance and WorkSafeBC clearance letter before the first visit, and on renewal after that. See our compliance page for the full package.
