Method

How the work is performed

01

Site coordination

Confirm access, unit or floor sequencing, and any live trades still working nearby before crews enter.

02

Debris and dust removal

Bulk construction debris and dust are cleared from surfaces and sightlines before detail work starts.

03

Sticker and label removal

Plastic scraper and adhesive remover lift labels from glass and fixtures without contacting the glass with metal.

04

Silicone and slurry removal

Concrete slurry and caulk overspray are treated with a glass-safe remover and non-abrasive pad, tested first on a small area.

05

Glass and fixture detailing

Interior and exterior glass, mirrors, and hardware are cleaned to a finish-ready standard.

06

Final walkthrough

Crews and, where requested, the site super walk the space together to confirm it's ready for handover.

Access Approach

Access approach

  • Ground crew
Handles the majority of post-construction interior and exterior detailing at grade and on lower floors.
  • Water-fed pole
Used for exterior glass on lower elevations where scaffold has already been removed.
  • Boom or scissor lift
Used for exterior atrium or high entrance glass still accessible from the ground plane.
  • Rope access / swing stage
Used for tower exteriors when window cleaning is being completed as part of the same handover, coordinated with the general contractor's hoist or scaffold removal schedule.
Pricing

What drives the price

  • Contamination level
Cured slurry, heavy overspray, or long-dwelling film take longer than a routine post-construction clean.
  • Glass area
Curtain wall and floor-to-ceiling glazing multiply detailing time per unit or floor.
  • Staging / scheduling
Compressed handover timelines requiring multiple crews or off-hours work add cost.
  • Access complexity
High-rise exteriors still needing rope access or lift work add rigging time.
  • Unit or floor count
Multi-family and multi-tenant projects are typically priced per unit or per floor.
Frequency

Recommended timing

Post-construction cleaning is project-based rather than recurring, but timing within the build schedule affects both cost and quality of finish.

Rough clean — once major trades are substantially complete
Pre-final clean — after painting and flooring, before fixtures installed
Final clean — within days of occupancy or handover walkthrough
Touch-up clean — after deficiency work, before possession
Questions

Frequently asked questions

What's the difference between rough clean and final clean?+

A rough clean happens once trades are substantially done, removing bulk construction debris, dust, and heavy residue so finishing trades can work in a clean space. Final clean happens right before occupancy or handover and is detail-level — glass, fixtures, and surfaces ready for a walkthrough.

How do you remove stickers and labels without scratching glass?+

Manufacturer stickers on tempered or coated glass are lifted with a plastic scraper and adhesive remover, never a metal razor blade, which can scratch coatings or leave micro-scratches that only show up in direct sunlight. Uncoated glass at low risk of coating damage is the only place blade use is considered.

What about concrete slurry and paint overspray on windows?+

Concrete slurry and drywall dust are removed with a combination of water, a non-abrasive pad, and, where cured on, a specialty concrete remover safe for glass. Paint overspray is treated similarly — solvent-based removers are tested on a small area first to confirm they won't haze the glass or damage seals.

Do you remove protective film from windows and fixtures?+

Yes, removing manufacturer protective film is a standard line item in final clean. Film left on too long can bond to the surface, especially in direct sun, so timing this close to occupancy matters — we coordinate with the site super on schedule.

Can you clean occupied floors while construction continues on others?+

Yes, this is common on phased handovers and multi-family podiums. We isolate work zones and schedule around occupied units to avoid dust or debris crossing into finished space.

Class act! Super easy to book and showed up on time and did a stellar job! I had all of the glass windows cleaned and let me tell you winter was unkind to all of our sliding glass doors and now they are perfection. Will be booking them again soon!

David and all of the team at Spiffy are good guys who aim to please. They did a wonderful job on my windows, gutters inside and out, and my deck glass which was covered in years of green algae. I didn't think I needed cleaning, but after it was done, I must say, I do enjoy my clear views.
